Fluid-applied roof coatings are the most cost-effective way to extend the life of an aging commercial roof that is still structurally sound. A silicone or acrylic restoration system seals seams and flashings, stops small leaks, reflects heat, and can be warrantied for 10 to 20 years, all at a fraction of the cost of replacement and with far less disruption to the building.
TopKey installs roof coating systems on TPO, EPDM, modified bitumen, built-up, metal, and spray foam roofs across the DMV. We install Elevate liquid-applied roofing, and as a GAF CoatingsPro Liquid Applied Roofing Contractor we also install GAF coating systems. We start with a moisture survey: coatings only work on dry roofs, and we will not sell you one if the insulation underneath is wet.
