Can you replace roofs while residents are living in the buildings?
Yes. Nearly all of our multi-family and senior living roofing is done with residents in place. We schedule building by building, notify residents in advance, protect entrances and landscaping, keep work hours consistent, and clean up every day.
How long does it take to re-roof an apartment community?
A typical garden apartment building takes one to three days. A community of ten to twenty buildings is usually completed in a few weeks, depending on weather and the phasing plan you approve.
What do you do differently on senior living properties?
We coordinate with the facility director on work hours, keep noise-heavy work away from care areas and dining times, maintain clear accessible paths at all times, and station crews so emergency vehicle access is never blocked.
Should we replace all the buildings at once or phase over several years?
Either approach works. Replacing everything in one mobilization usually costs less per building, while phasing over several budget years spreads out the capital expense. We price each building separately so you can compare the two.
Do you handle the HOA or property management approvals?
We provide the scope, product data, color samples, insurance certificates, and phasing plan your board or owner needs, and we attend board meetings when helpful.
